Summary

You will carry out instructions from the Spa & Pool Technician, Duty Managers and General Manager regarding daily maintenance tasks within the scope of the department and within allotted areas of responsibility (Hotel, Equestrian Centre, Spa and Beauty Salon).

Most of your apprenticeship is spent working. You’ll learn on the job by getting hands-on experience.

What you’ll do at work

We are looking for a motivated, confident, individual with a proactive approach to work to become part of our maintenance team at Lucknam Park.   • To check the maintenance book(s), emails on a daily basis and prioritise your workload in the respect of reactive and planned maintenance.
  • Ensuring guests maintenance issues are placed as a priority.
  • To carry out painting and decorating activities.
  • To assist with and carry out any plumbing or electrical maintenance issues within your level of expertise.
  • To learn about and gain knowledge of all plant and equipment in the hotel, spa, equestrian centre and beauty salon and maintain these in efficient working order by following routine maintenance procedures (including water temperature checks).
  • Carry out short term reactive maintenance and decorating work.
  • To assist with and change high ceiling and bathroom light bulbs.
  • To assist with liaising with onsite maintenance contractors.
  • To assist with testing and documenting the fire alarm systems within the hotel, equestrian centre, Spa and Beauty Salon.
  • To assist in the maintenance of our off-site staff houses.
  • To properly maintain all tools, machinery, equipment and clothing owned by the hotel and ensure that these items are secure.
  • To ensure that the hotels Health and Safety Policy is strictly adhered to at all times and to know the fire safety and evacuation procedures.
  • To learn and gain full knowledge to comply with statutory requirements of accident, R.I.D.D.O.R, C.O.S.H.H, manual handling, health and safety reports and procedures as set out in the Health and Safety manual.
  • To respect guests' privacy at all times and greet guests in a friendly courteous and efficient manner.
  • To attend training sessions and staff meetings when required.
  • To maintain good working relationships with colleagues and all other departments.
  • To respond to any changes in the department as dictated by needs of the company or hotel.
  • To attend daily/weekly departmental meetings promptly as required.
  • To liaise with the Spa and Pool Technician and Duty Managers on a daily basis to ensure productivity and a sound working environment.
  • To be punctual and ensure that the agreed standard of personal presentation is adhered to at all times.
  • To report any suspicious activities on the estates immediately to the Estates Manager/Duty Manager.
  • To be aware of and to comply with the Hotel’s Rules and Regulations as set out in the Employee Handbook & Contract of Employment.

  • Plan the sequence of work required to carry out routine property maintenance operations.
  • Identify and select the appropriate materials and components for property maintenance tasks, ensuring these are compliant with relevant regulatory requirements and manufacturer's specifications.
  • Comply with statutory health and safety regulations and requirements.
  • Comply with risk assessments, and organise the workplace, to safeguard themselves and the property.
  • Comply with key regulatory and legislative requirements, including building regulations.
  • Uses safe working practices when carrying out property maintenance tasks including the use of PPE, signage, barriers, access equipment and ensuring work area is prepared and reinstated.
  • Select, and use work tools and equipment for property maintenance tasks, applying all safeguards, and ensuring the correct functioning of equipment.
  • Safely isolate and secure electrical or electronic supplies prior to performing property maintenance operations.
  • Apply and implement routine emergency system checks, testing and routine maintenance, identifying and reporting faults as required.
  • Perform maintenance and repairs to plumbing systems, including fault identification, safe isolation of supply, replacing components and clearing blockages.
  • Perform maintenance and repairs to external drainage systems, including clearing blockages and replacing components.

  • Perform planned, responsive or temporary repairs to buildings or their immediate surroundings, attending to minor defects within either masonry, roofing, fencing or railing, groundwork or landscaping.
  • Select and use technical literature and other sources of information and data to address property maintenance problems.
  • Record and report information, using digital and written techniques.
  • Inspect own work, ensuring it is delivered to the given specifications.
  • Comply with environmental regulations and procedures. Segregate resources for reuse, recycling and disposal.
  • Use and adapt communication methods for different situations and when, working with colleagues and stakeholders, using industry terminology as appropriate.

Your training plan

Level 2 Property Maintenance Operative apprenticeship standard:

  • Creating a portfolio of work-based evidence.
  • Completing a research assignment.
  • Plastering - Plaster boarding, tape & joining, dot & dabbing, skimming, and carrying out repair work.
  • Carpentry - Fit skirting, architraves, door furniture and rehang doors Tiling - Repair and fix damaged tiles.
  • Painting and decorating - emulsion walls and undercoat and gloss work.
  • Plumbing - repair and fix wastewater, hot and cold clean water, drainage and guttering.
  • Electrical - Circuit test.
  • PAT test and plug fitting.
  • Customer Care, safe use of tools, health & safety.
  • Functional Skills if needed.

Requirements

Essential qualifications

GCSE or equivalent in:

  • English & maths (grade D/3 or above)

Other requirements

Remote location so will need to have your own transport. Friendly, welcoming team. 5 star hotel, very high standards of service. Uniform will be provided, must remain smart/well presented at all times. You will need to complete pre-screening paperwork and have a chat with New College to discuss any experience, interest in the apprenticeship and how it is delivered. You will need to complete initial assessments in maths and English.
