The team are well established and market leaders within residential valuation, covering single unit, investment and development assets across London, predominantly for loan security purposes. Our clients comprise a wide range of lenders, alongside some prominent investors and developers.

Work

As an apprentice, you’ll work at a company and get hands-on experience. You’ll gain new skills and work alongside experienced staff.

What you’ll do at work

This position sits in our Residential Valuation team. It provides an opportunity to gain high quality training within the residential valuation sector, allowing you to work towards qualifying as an RICS Chartered Surveyor. There is also the prospect for future career progression post qualification. You will be closely working alongside experienced and market leading valuers, be that Directors, or more junior colleagues, preparing ‘Red Book’ valuations. This will allow you, over time, to gain wide and in-depth market knowledge by assisting with the valuation of single unit, investment and development properties across London. You will gain exposure to high-profile projects and have opportunities to meet clients.

Your responsibilities will include, but are not limited to:

  • Undertaking valuation due diligence, to include internet searches and obtaining market evidence by calling in-house and 3rd party agents
  • Accompanying colleagues on property inspections - taking photographs, making detailed notes and associated investigations on site
  • Independently investigating and analysing data associated with valuation
  • Drafting the written content of Red Book valuation reports
  • Meeting deadlines set by colleagues and clients
  • Reporting directly to senior colleagues
  • Establishing your own professional network internally and externally, through attending networking and/or client events alongside colleagues
  • Assisting with the development of existing team client relationships
  • Adhering to internal processes, lender requirements and RICS regulations
  • Keeping up to date with relevant market trends, changing legislation and valuation practice

You will be responsible for contributing directly to the preparation of valuation reports from day one. This may include inspecting properties; undertaking due diligence; collating comparables; and drafting report content. You will be expected to communicate regularly with clients, colleagues and other professionals via email, telephone and in-person. As such, the role provides excellent opportunities for internal and external networking. Professionalism in this role is also paramount, due to being client-facing and the often confidential nature of the work.

Course contents
  • Information management - Provide data, information and advice for clients relevant to the surveying discipline.
  • Health and safety - Recommend solutions to ensure safe and secure working environments.
  • Construction technology - Provide advice relating to the construction technology of buildings and their materials.
  • Law - Negotiate and agree terms for acquisition/disposal of property, standard forms of building contracts or other property related contracts and liaise with legal advisers.
  • Consultancy - Manage instructions from engagement to completion.
  • Building surveys – Undertake inspections and surveys and provide advice and recommendations to clients relating to building surveys.
  • Prepare designs and specifications – Carry out the preparation of the design and specification of building projects from outline proposals to completion of the design and specification process.
  • Administer contracts – Implement administrative procedures for the running of a construction project. Issue instructions, deal with payment provisions, manage variation procedures and deal with completion and possession issues and the issuing of certificates.
  • Valuation and appraisal - Prepare capital and rental valuations of land and property for a range of formal and appraisal purposes and prepare client reports.
  • Land, property and planning law - Negotiate solutions to issues affecting both owners and occupiers of land and property including at least two of management, sales, lettings, purchase and/or planning.
  • Inspection and measurement – Undertake inspections of land and property and prepare related reports and advice. Use appropriate instrumentation to take measurements of land and property. Apply the appropriate guidance and use the appropriate basis to undertake measurements. Prepare and present measurements in an appropriate manner.
  • Tendering and procurement - Provide advice and recommendations as to appropriate procurement routes and manage the tendering processes relevant to them.
  • Costing and cost planning of construction works - Undertake the detailed quantification, costing and cost planning of complex construction works.
  • Manage efficiencies of construction contracts – Manage the construction phase of a construction project. Carry out life cycle costing and apply value engineering processes. Prepare data, reports and forecasts.

    • Your training plan

    5 year training programme (Level 6 Apprenticeship), which includes a part time undergraduate degree (4 years) and an APC training programme (2 years, enrolled at the beginning of your 3rd year at University) leading to become a Chartered Surveyor with an RICS qualification.

    On the job training is provided to ensure all the required knowledge and experience is obtained throughout the apprenticeship to qualify successfully.
